These Terms and Conditions ("Terms") govern the rental of holiday homes managed by Andreas Lorenz Geyer (trading as Lust4Life Residences) on https://lust4life.info in Lanzarote (Spain) and Malta. By making a booking, you ("the Guest") agree to these Terms.
📌 1. Booking and Payment
- Booking Confirmation: A booking is only confirmed upon receipt of the 25% deposit of the total rental price.
- Deposit: 25% of the total rental price is due immediately upon booking to secure your dates.
- Final Payment: The remaining 75% is due 14 days before arrival. Payment must be received by this deadline to avoid cancellation.
- Payment Methods: Credit card (via Stripe/PayPal) or invoice (see Section 1.1 for invoice terms).
1.1 Invoice Payment Terms
- If you choose to pay by invoice, you have 48 hours to accept the offer by completing the payment.
- During these 48 hours, your selected dates are exclusively reserved for you and cannot be booked by third parties.
- If payment is not received within 48 hours, the reservation is automatically canceled, and the dates become available for other guests.
📌 2. Cancellation Policy

Exception: In case of force majeure (e.g., natural disasters, government travel restrictions), we offer:
- Full refund of all payments OR
- Option to rebook for a later date (subject to availability).
📌 3. Check-In and Check-Out
- Check-In: From 15:00 on the day of arrival.
- Check-Out: By 11:00 on the day of departure.
- Late Check-Out: Free of charge, depending on availability.
📌 4. House Rules
- Maximum Occupancy: The number of guests must not exceed the property’s maximum capacity.
- Smoking: Not allowed inside the property. Smoking is permitted in designated outdoor areas.
- Pets: Not allowed unless explicitly agreed upon in advance (additional fee: €50 per pet).
- Noise: Quiet hours are from 22:00 to 08:00. Excessive noise may result in immediate eviction.
- Parties/Events: Not permitted without prior written consent.
📌 6. Liability
- We are not liable for any loss, damage, or injury occurring during your stay, except in cases of gross negligence or willful misconduct on our part.
- Travel Insurance: We strongly recommend travel insurance to cover cancellation, medical emergencies, and property damage.
📌 7. Governing Law and Jurisdiction
These Terms are governed by Maltese law. However, for properties located in Lanzarote (Spain), the following applies:
- Spanish consumer protection laws (e.g., Ley General para la Defensa de los Consumidores y Usuarios) shall apply in addition to the extent required by Spanish law.
- Any disputes related to properties in Spain may be subject to Spanish courts if required by local regulations.
For properties in Malta, the exclusive jurisdiction shall be the courts of Malta.
📌 8. Changes to These Terms
We reserve the right to modify these Terms at any time. Changes will be posted on our website and will apply to all new bookings made after the date of modification.
